Payment of double rent for overholding.

76. In case any tenant of any lands, or any person who shall come into possession by or under or by collusion with such tenant, shall wilfully hold over any lands or premises, or part thereof, after the determination of the tenancy, whether by notice to quit given by the landlord or by the tenant, or otherwise, and after a demand of the possession made in writing by the landlord or his agent, such tenant or other person shall pay to the landlord for such time as he shall so hold or keep the possession double the rent or sum which he should otherwise have paid, to be recovered at the same times and in the same manner as the single rent or sum could have been recovered during the term.
